FINAL APPROACH WEEK 13 FINAL!!!

For those of you who attended the Installation Banquet and Awards Ceremony Wednesday night, I know you will agree that this was a fabulous event!  It was well-orchestrated and entertaining.

Congratulations to Tyler Harris, Rookie of the Year, Kevin Cordova, Affiliate of the Year, and Sheri Griego for the coveted Realtor of the Year Award!  All well-deserved, and I just want to find out where Sheri gets all her energy from!  Again, many congratulations to all.

At our board retreat last year, I asked each leader to give me their favorite quote. It’s only befitting that the last two to be featured would be Sheri Griego, your new Chair of GJARA, and Connie Tremblay, your Chair Elect.

It has been my heartfelt pleasure to serve all of you this year as Chair. This year has brought many personal challenges to me that I never expected, but life has a way of moving forward regardless. Right?  Here are my parting words that I delivered at the banquet Wednesday night.

“My term as Chair of the Grand Junction Area Realtor Association is over. Leading this great membership has been a fantastic experience and I am thankful for the people I have served with.  I feel as if being here with you during the last year has made me a more complete and well-rounded person.

I’ve learned how to take criticism, and compliments. These are two things I wasn’t so great at taking before, and now I feel as though I can apply that in many different life situations.

I’ve also learned to be open-minded, to value other people’s opinions and to consider other ideas along with mine, to end up with a great final result.

Being part of this association has taught me patience that I can use in more than just the professional area of my life. My relationships on a personal level are in a better place than they were, thanks to some of the things I’ve learned from many of you.

I’ve come to realize that being a part of a leadership team is a lot more than just sharing credit. A team effort takes compromise. When you are on a leadership team you have to at times lead, follow, and more often than not, meet in the middle.

My wish for everyone here, Sheri, Connie and the rest of the new leadership team is that you all continue to experience success, to feel fulfilled in all you do, and to have nothing but pleasant results with each completed project! While that may be an overly optimistic wish, it is sincere.

It’s been a pleasure working with all of you and I will truly miss being Chair of GJARA. I look forward to stepping into the Past Chair position.  I take with me fond memories, unforgettable experiences, and I hope to one day leave an impression on others similar to the one you have left on me.”

FINAL APPROACH WEEK 12

Installation Banquet is Wednesday, September 19th!! I hope to see many of you there!!!

This, my next to the last column, will be dedicated to the many volunteers who keep our organization strong!  And it’s also dedicated to the many local leaders who have moved up to the State and National level with their volunteering efforts!

Thank you Ann Hayes for being the professional you are!  I met you in the 1990’s and knew that you were a shining star!!  From Chair of GJARA, to Chair of the Colorado Association of Realtors, and many, many volunteer hours on committees in between!! Not to mention a former Realtor of the Year for GJARA and a former CAR Director.

Linda Romer Todd…..wow…… a name known and respected locally, statewide and nationally for your time as an NAR Director, CAR Director – and how many national committees?  A bunch!  Not to mention Past Chair of GJARA, Realtor of the Year, and known at NAR for your contributions to RPAC.  Thank you!

Lois Dunn, a Realtor for over 40 years, a former Realtor of the Year in Grand Junction, and a Past Chair of GJARA as well as being a CAR Director in the past..  Lois has done many of the things that most of us wouldn’t do – Special Political Coordinator for Scott Tipton, member of AMGD, Republican Chairwoman among many, many more!!

Special thanks to Marjorie Genova, who was recently elected to serve as a CAR Director for GJARA.  Thank you also for serving as an NAR Director and serving on national committees representing all of us.  Marge has also been a Realtor of the Year for GJARA.

The point is that volunteering at the local level can open many doors for growth, for those willing to get involved.  One never knows until being on a committee and being a part of the process, what that one little endeavor may lead to.  Regardless what level a volunteer serves, the hours are long, and sometimes thankless.  But, these people, and many more who have served during the years, do it because they love it! Thank you again.

I want to thank the Committee Chairs who served during my Chairmanship!  The respect and honor that I have in knowing all of you, I can’t put into words! You accomplished the goals we set forth last fall and then completed many more brought forth from your committee.  Thank you!!!

Happy September Fellow Realtors!!

This is an exciting month for me because I get out all of my fall decorating and start making the casa look “season appropriate!” You know, the gold and brown leaves, pumpkins, plaid blankets, corn husks…..well, you get the picture.

While thinking about my fall decorating, I was also thinking about what men and women wear as Real Estate Attire in 2018.  I found an amusing article from The Close, that addresses what NOT to wear as a Realtor!! (Keep in mind that we live in the wild west, mellow town of Grand Junction….I got a kick out of reading these).  I’m going to share some with you, while I shake my head in guilt as being one that breaks some of these Realtor fashion NO-No’s!!

Happy Last Day of August Realtors!

Can you believe tomorrow will be September 1st???

I have had so much fun writing this countdown for the last couple of months.  Reminiscing about our association over the years has brought back so many wonderful memories.

I’ve gone to lunch with Pat Teck several times since her retirement the end of December.  Pat is doing well, and has lost 20 pounds and looks great!  She always asks how everyone is and how the association is doing.  I assure her that everyone is fine and that the association is doing very well.  Being that I am the “oldest” member of our BOD, including our AE, I made a comment to Pat that things at the association are unfolding as they should.  So many younger people have stepped up and are now assuming leadership roles.  I told her that is was a “right of passage” for her and I.  Us older ones will step aside so that the younger ones can step up and continue to lead with pride!

That being said, I am so happy to see so many younger people get into our profession.  I am always humbled when I hear some of the seasoned agents tell me of situations where they had to guide and help the new agent on one of their first transactions.  That’s the one thing that I’ve always loved about our membership……we are always willing to reach out and help our fellow Realtor…whether it’s a newbie just learning, or a more seasoned agent who may have forgotten to disclose their company name on social media!!  We are all in this together – a family of Realtors!  When one fails, we all fail.  Thank you all for being the bigger people out there and helping your fellow Realtors.  Without great communication and a willingness to work out misunderstandings, when they arise, we go nowhere. Let’s continue always helping each other!

Fall is in the air!!  Can’t you feel it in the morning?

The Installation Banquet will be held on September 19th at the Doubletree Hotel, with cocktails starting at 5pm. So much is happening at your association right now. Whew!! The long awaited plumbing issue is being taken care of!  No, there aren’t additional “stalls”…….this was more of an internal issue that wasn’t good….and had to be fixed.  Since this was taking place anyway and the Association building had not had a major overhaul since its inception (2000), our Member Services Committee has been working on bringing the interior up to 2018!  It’s just like when we go to list a home.  If it was built in the 1990s, or early 2000’s but hasn’t really had a remodel since….well, you know, we have to tactfully let the seller know that their home may not bring as much as the neighbor’s which has had a recent remodel!  I am so excited to see what the association office is going to look like!  Stay tuned…..some fun things will be happening when the remodel is complete!

Happy Friday, Realtors!

Pray for rain for our great state and those surrounding us suffering from the extreme dry conditions!

Just 4 short weeks until the Installation Banquet, where our new leaders get inducted and awards are given out!  We are looking for your input for Realtor of the Year, Affiliate of the Year, Rookie of the Year, and Community Service Award Recipient.  Please think about it and send at least one person for each category to lisa@gjrealtors.org.  I know you know several people who are deserving of these awards!!

It is exciting this time of year as your new leadership prepares to lead you beginning October 1, 2018.  For me, I will be stepping down into the Past-Chair position.  I will be on the board for one more year!  I get to sit on the Executive Committee and the Board of Directors, one more year – this time with a vote!  I have said it so many times how much this association means to me and serving in this position has been an honor!

In 2002, when I was President of the Mesa County Association of Realtors (now called Grand Junction Area Realtor Association), one of the biggest issues looming over us was data-sharing with our fellow Realtors.(IDX)  We still had “The BOOK”, but it had a short life expectancy at the time.  We had not joined CREN at the time – if you haven’t heard about that union, I’ll save it for another time!  Real estate was fairly easy back then, so to speak.  We didn’t have electronic contracts, so we had to drive back and forth to get clients signatures, and then chase down and meet with other agents.  We didn’t know any better, but it worked!  Zillow and Trulia were looming over the horizon.  AOL was pretty big, and what was G-mail?  Social media was basically unheard of.  Social media back then was print media!!  Seriously.  If you weren’t using print media, you were doing your sellers an injustice.

Prior to 2002, I wrote a little column for The Cursor called, “Full Disclosure”. It was a GJ Realtor ‘gossip’ column, in fun only,  that told about the comings and goings of people in our association.  I had my little spies out about town who fed me information.  It was a fun little endeavor. And people really enjoyed it.  Was I worried about repercussions?  Not at all!! Like most things back then, change happened and it went away!  Interestingly enough, no one knew I wrote it for the longest time!!!

Happy Friday, Realtors!

Another great month or two of the crazy buying and selling season to come….are you having a great August?

It’s been a crazy year for me this year!!  Last year at this time, Pat Teck and I were returning from the Leadership Summit in Chicago.  That is a 2 day conference that the AE and upcoming Chair goes to “bond”.  We learned all about industry trends and there were exercises which focus on the communication process between the AE and upcoming chair!  Knowing Pat as I have for over 24 year, it was a piece of cake for us!  Shortly thereafter, however, Pat announced her retirement and sent this Chair into a tail spin!

The year has gone by fast and a lot of things have been accomplished.  We work in one of the greatest industries there is on earth, and we must always remember that we can’t do what we do alone.  It’s very important to respect each other and be considerate of all of our fellow Realtors.  We are in this together!  “We Are Family”.  When one of us fails, we all do, potentially.

But as we all know, everyday can be a Friday or a Monday, right?

The elections are over – CONGRATULATIONS to the new Directors and Leadership Team, who will serve beginning October 1, 2018.

I also want to give a BIG shout out to Ed Benson who is an inspector in our area.  Ed, along with other inspectors AND Realtors, weren’t happy with the BOD’s decision to continue to allow inspectors to have keypads for inspections.  Long story short, CAR’s attorney, Scott Peterson, had been advising all 32 associations in Colorado that it was not a good practice to allow unlicensed individuals access to homes thru electronic keypads. Especially since inspectors are not sanctioned or licensed through DORA (Department of Regulatory Agencies). There were only 2 associations still allowing that practice – Grand Junction and one other.   When the decision was made by the BOD beginning June 1st, Ed Benson organized the Inspector’s Guild and, along with others, came up with a plan to have inspectors go through a vetting process, by the Inspector’s Guild – thereby, removing “some“ of the liability to the association.  You can find out which inspectors now have access to the electronic keypads at GJARA’s website, gjrealtors.org.  You will still want to have conversations with your sellers, and you will not be absolved of all liability, however.  Have the conversation with your broker if you have questions.  BUT….thank you Ed, for spear-heading  this process!

What I am working on currently since my term is winding down, is my October vacation!!!  Well, okay…not the whole month of October, but at least a few days!  Serving this association for the 2nd time in my 24 year career has brought me immense joy and I thank all of your for your support.

 Good Day fellow Realtors!

That clock keeps on ticking and my time as your board Chair is drawing to a close!!  Only 56 days until installation of your new leadership team!!

We are the Realtor Family, “We Are Family” and like in most families, things don’t always run smoothly!  We have had our moments in the Executive Committee sessions…..but…..that’s what serving on a board is all about.  Ideas and discussions.  Ideas and discussions which sometimes are diametrically opposed to someone else’s ideas!  Even though we may have had differing opinions and thoughts on occasion, none of us ever lost sight that we were representing you….GJARA members.  We always shook hands afterwards and moved forward.  Same with our board meetings….we always got to the “ends” which always justified the “means”.

FINAL APPROACH WEEK 4

 Good Friday fellow Realtors!

Orientation for new members was held this past Wednesday.  There were 28 new agents in the class.  They don’t become a Realtor until they get inducted and that will happen at our next luncheon, July 26th – from 11:30 to 1pm at the Doubletree!  Reserve today and plan on attending if you can because this will be the LAST luncheon I get to preside over!!  More exciting than that, is that you will get to hear from all of the candidates running for a board position.  One CAR Director Candidate will also be running and you will get to her from her as well!  It will be a good, old-fashioned American lunch – burgers, etc.  Wear your favorite red, white and blue apparel and join us!

Well, the rumor is that your MLS fees are being REDUCED!!  That is no rumor!!!  Beginning October 1st, your monthly MLS fees will be $45 month, payable in advance for the last quarter of the year.  Thank your current Board of Directors for that reduction!!!  In addition, you will still get to enjoy FREE mandatory classes the first quarter of 2019 and …..board luncheons remain FREE!!  Great news, huh?!

The Board Office will be in a temporary location during the month of August, due to some much needed plumbing repairs. Staff won’t skip a beat however, and you can reach them at the same number but the location, temporarily will be at 1141 N 25th St Unit C, Grand Junction, CO 81501.

FINAL APPROACH WEEK 3

 Good Friday fellow REALTORS!

Well today is Friday, and the Board of Directors met yesterday!  Prior to that meeting the Executive Committee met Monday to prepare for the BOD meeting. Your Executive Committee consists of me, as Chair; Sheri Greigo, Chair Elect; Janell Gear, Treasurer and Chair of Finance; Lori Wood, Past-Chair; and Lisa Bikki, member at large.  As Association Executive, Lisa Martin is also in attendance.

What we have been working on recently are budget items. Once a year, about this time, it’s time to tweak the budget for the upcoming fiscal year, which begins in October.  Coincidentally, it begins when the new Chair, Sheri Greigo, takes over.  Good things are coming!  Stay tuned!!!

Elections are just around the corner, and so is the final luncheon that I get to preside over!  Make your reservation now for July 26th! You’ll get to hear all of the candidates speak and have a good, all American, red, white and blue experience!! There is a good line up of leadership on board, so make your vote count, ok!

So what will I do when I am no longer Chair?  Well, my title changes from Chair to Past Chair.  I will still be on the Executive Committee for one more year, and sit on the board.  The really cool thing is that as Past Chair I will be allowed to vote on issues brought forth to the BOD!!!  The Chair doesn’t get to vote, unless there is a tie. I’m not sure that there have been any ties this year!

I’ve so enjoyed representing you, the membership!  Being involved with the association you belong to can be a very rewarding thing – you get to witness, first hand, how decisions are made and really what happens at your association! For me being involved has been a great ride…..
